Enterprise is an unincorporated township in the southwest valley with a 2026 population around 260,600, growing near 3.8% a year. Most of what is going up here is new — apartment communities, airport-adjacent offices and light industrial — which means most of these break rooms and clubhouses are still being decided.

New lease-ups here compete on amenities against other new lease-ups. A market in the clubhouse runs at eleven at night for a resident who is not driving anywhere, which is a genuinely different proposition from a gym or a lounge.

Tight submarket, tight floorplates

The Airport and Southwest industrial submarkets are tighter than the valley average, and the office space around them is not generous. A single AI smart cooler covers a floor that could never take a full market.

Where exactly do you mean by Enterprise?

The unincorporated township in the southwest valley — broadly south of the 215 and west of the airport, including the corridors around Allegiant Stadium, Silverado Ranch and Mountain's Edge. Neighbouring Spring Valley and the airport-adjacent business parks are on the same route.

Our building isn't finished yet. Is it too early to talk?

It is the best time. Designing the market into the room during fit-out settles power, footprint and traffic line while they are still cheap to change. New construction and occupied buildings are structured differently, and that is part of what the call establishes.

What headcount does an apartment community need?

Residential works differently from an office — it is about how many people actually live on site and pass the clubhouse daily, not a payroll number. Send us the unit count and the occupancy and we will tell you honestly whether it will turn.

Do you install in buildings without a dedicated break room?

Often, yes. An AI smart cooler is a single wall-standing unit; it needs a wall, an outlet and a sensible traffic line rather than a room of its own.

How quickly can it be in?

Four to six weeks from signed to stocked in an occupied building, including the build and the first fill. New construction follows the building's own schedule.
